The high cost of accommodation combined with a desire to reduce commute time has made outer areas more attractive places to live and work. They are essential to the fabric of the capital's everyday life.
Although the centre is still the key economic driver of the capital, we now see major growth taking place in Stratford, Thamesmead, Barking, Croydon, Nine Elms, White City, Hounslow, Ealing, Brent Cross/Cricklewood, Haringey and Walthamstow. At the same time, mono-use developments are evolving to mixed-use developments with a focus on neighbourhoods, placemaking and a reduction in commute.

Three former industrial buildings in Shad Thames have been recently redeveloped by TSP to create a 31,100 sq ft high standard Cat A office space, Little London. Working closely with the designers at Peldon Rose, we created a lighting scheme with an industrial style, compliant with CIBSE guidelines. General office lighting for open plan offices was supplied alongside architectural lighting for the circulation areas, reception and stairwells. The result is an attractive Cat A fit out offering a contemporary and flexible office space, celebrating industrial heritage to prospective tenants.
The distinctive landmark in the City of London has undergone a substantial redevelopment transforming the building into 50,000 sq ft, high-end office space. Working with workplace consultants, Harmsen Tilney Shane, our team supported the designers with lighting layouts, full lighting design and calculations. 3D visuals were created to help visualise the effect of the new lighting. Custom length continuous linear lighting was used across the floor plates for general lighting, creating clean lines of light. Architectural lighting was used in the reception area. The result is a premium city, Cat A fit out with an industrial feel.
Originally built as a warehouse, this remarkable building has been recently refurbished, delivering a contemporary Cat A office space of around 2300 sq ft over 3 floors. Approached by CGL Architects, we created a clean lighting scheme celebrating the heritage of the building. Full lighting design and calculations were produced by 299's team to ensure all correct light levels for LG7 were met. The result is a contemporary lighting scheme enhancing the industrial heritage of the building.
One of many commercial properties operated by Workspace, Spectrum House in Camden has undergone a major high-spec refurbishment of 3 floors. A mix of open plan offices, studios and small offices, the site caters for a variety of business. Working closely with the client and the interior designer, Generate Studio, we were involved with the project from the early design stages. Our team created full lighting design and calculations to ensure LG7 guidelines were met. Our team supplied general office lighting across the office space and architectural lighting for the corridors and circulation areas. The result is a bold and contemporary Cat A fitout retaining the original feel of the building.
The media company Global Eagle took occupancy in a recently refurbished building, originally built in 1970s. With the aim of putting their own mark on the Cat A fitout, the client appointed Bruce Henderson International with the brief of fitting the space out so that it would reflect the personality and ambition of the client. The biggest challenge was the reconfiguration of the existing lighting with the new architectural and office lighting. Our team supported the architect with lighting design and 3D visualisation of the space, alongside working samples. The result is a playful and creative scheme that contributes to a stimulating workplace.
The former London taxi company factory has been transformed into a trendy co-working office space under the name 'Canterbury Court'. The successful network of workplace locations in London, Workspace, understands the importance of creating ambitious spaces for their tenants whilst retaining as many character features of the building as possible. Working closely with the client and their appointed designer, Generate Studio, our team delivered a contemporary office and architectural lighting scheme that reflects the nature of the property. The biggest challenge was the varied layout, ceiling and flooring heights, quirky corners and lack of daylight in many parts of the building. The result is a vibrant and playful scheme attracting future tenants for Workspace.
Situated just opposite King's Cross St Pancreas Station, right in the heart of the regeneration area, the eminent office and retail scheme, Focus Point has undergone a complete refurbishment and upgrade resulting in an attractive 10,000 sq ft of high-spec office space for future tenants. Working alongside Aros Architects and J Dunton Associates, we have been involved with this scheme from the early design stages since 2015. The scheme consisted of recessed linear lighting used as a part of joinery in the reception area and recessed linear lighting used as general lighting across the whole building. The project has been carried out over 3 phases from 2015 to 2017 and the result is a contemporary Cat A office space with a minimalist and sharp look achieved with recessed linear lighting.

Once a derelict, 11 floor tower (built in the 1970's), the South Bank Tower was transformed into a 42 story luxury mixed-use development mixed-use development by Mace in 2015, offering amazing views across the London skyline. Working closely with Kohn Pederson Fox Associates, our team delivered lighting design and consultancy for the architectural accent lighting for the main resident lobby and circulation areas leading to the gym. The spot lighting in the lobby is enhancing the site-specific sculpture 'Vertical Shell' by Tobias Putrih. Our team visited the site and assisted the contractor and curator adjusting the beam into the desired position ensuring best lighting effect was achieved.
With the aim of providing more light and enhancing the sacral feel of the space, the lively St Peter's church in Fulham had its lighting recently upgraded and brought up to contemporary standard. The biggest challenges for this project was the positioning of the existing wiring combined with the sloping access point and understandably, the competitive budget. Our team worked with the client on product selection and produced full lighting design and calculations to demonstrate the lighting levels. The result is a visually attractive contemporary scheme that the whole community can benefit from.
Conveniently located to the motorway network, the 89,000 sq ft office development Strata Staines is a world class office accommodation boasting a BREEAM rating of 'Excellent'. The 299 team worked closely with ERA Architect and the consultant Jonathan Hart Associates to deliver a contemporary scheme using architectural lighting for the reception area, common and circulation spaces on all floors. Recessed linear lighting has been used across the whole scheme to keep the design consistent. Installed at a random pattern and appearing to be scattered around, the lighting creates a playful and stimulating architectural feature. The result is a contemporary and minimalist scheme at a large scale.
The nine-story mixed use development scheme 25 Wilton is part of the growing cluster of landmark buildings around Victoria station. Designed by MAX Architects, the rejuvenated site fulfils the client's brief for a high-end, mixed-use development with personality, character and colour. The architect specified premium feature lighting fromTobias Grau for the reception area and ground floor collaboration space. With its distinctive organic shape, unique lens and smooth dimming, the Tobias Grau luminaires stand out in the impressive cluster of 25 drops or as single drops, adding a contemporary touch of understated luxury to the space.
First built in 1987, the Uxbridge library received a well-deserved makeover in 2014. The library's impressive layout consists of six floors, complex staircases, and a large central atrium. The space was completely redesigned by Mackenzie Wheeler, with the aim of improving the main entrance to make the library more approachable to casual visitors and introducing a café area and family facilities. Our team worked closely with the main contractor, Boon Building Services in delivering a lighting scheme for the whole project. we supplied full lighting design and calculations, featuring all architectural lighting for the library, staircases and heritage display areas.
