The latest addition to Legal and General's fast-growing network of capsule workspaces, 43 Eagle Street is the third project we have been involved with for them. It offers approximately 10,000 sq ft of contemporary ready-to-occupy flexible office accommodation. A great location is a key to all capsule workspaces and positioned on the north part of Eagle Street, the development boasts excellent connectivity to Central London and all London Midtown has to offer.

Designed and led by the award winning architectural practice Garnett and Partners, project managed by Hollis and brought to life by gpf lewis, 43 Eagle Street stands out from the crowd, undeniably claiming its street presence.

The 1970s building was last used as an office building. It is stretching over 4 floor plates, ground floor and lower ground floor. The latest repositioning sees a redesign of the entrance, common areas, office space and renovation of the front façade.

After previously working on 390 Strand in London, the design team at Garnett and Partners specified our luminaires for this project in June 2019. The designers selected the linear profile Rio for general lighting across the entire project. Not only is the Rio efficient and flexible, it also boasts a clean contemporary design. It has been tried and tested on many large-scale projects in the UK.

Our team worked closely with the architect and the consultant to bring the scheme to life.

We revised the original proposed lighting layouts for the luminaires on each floor and ensured sufficient lighting was achieved. Good quality light distribution and compliance were an absolute key for this project, set to achieve Net Zero Carbon. The lighting design for this project was quite straight forward, which is reflected in the amount of hours allocated to support the scheme.

In total, 28 hours of lighting design were used to secure and support this project.

THE DESIGN BRIEF.

The design brief was driven by the raw fabric of the building. With the concrete soffits being such a dominant feature of the scheme, the office lighting had to work with the interior design. As part of the client's high commitment to Net Zero Carbon, the scheme was designed to maximise the use of natural light from the windows to reduce energy consumption.

The selected lighting was designed to enhance the beautiful interplay between the exposed brickwork and services, large surface windows and contemporary furnishing, all framed in dark colours.

The interior design follows almost identical floor place design, with the exception of the terrace space on the 2nd floor. Rio Suspended Direct-Indirect was used throughout the entire scheme as the main office lighting. The surface variation with the luminaire Rio Surface mounted was used in the circulation areas. The linear lighting follows a symmetrical pattern, running parallel with the concrete ceiling beams.

Additional lighting was provide by the square shaped architectural feature lighting Teign Suspended. These bring a visual element to the design and break the space up.
