The recently completed CAT A+ redevelopment of 102- 108 Clerkenwell Road sees a total reinvention of 17,600 sq ft of Victorian warehouse into a contemporary Net Zero office space. The winner of  AJ Retrofit Awards 2024 in the category “Saved from Demolition” is a project where we supplied the largest amount of gold linear lighting to this date. The scheme offers a superb location, great amenities and high sustainability credentials. Designed by Louis de Soisson, and brought to life by Virtus Contractors, the 8 storey office building stands proud, undeniably claiming its street presence.



 


Originally built in 1883, the Victorian warehouse was once a HQ of Colombia Music and has undergone a remarkable £5 mil transformation. Embracing retrofitting, the building has retained the original structure and finishes. The original timber and brick structure was brought back to its former glory. 

Our linear lighting was specified at early stages by the team at Max Fordham. Working closely with the Max Fordham project team and the team at CAG Electrical Contract, our lighting engineers managed to deliver high quality office and architectural LED lighting for this beautiful project.

Following the architect’s vision and achieving CIBSE recommended lighting levels, we supplied linear gold light fixtures for each floor. Our technical team put forward the popular 50 mm linear profile Rio Suspended direct/-indirect as the main office lighting. Achieving CIBSE lighting levels, providing good quality light distribution, whilst supplying energy efficient commercial lighting was an absolute key for this project. Designed to achieve Net Carbon Zero, the client's ambition was to embrace sustainability.

Over 10 hours of lighting design, including emergency lighting design, were allocated to secure and support this straight forward project.

THE DESIGN BRIEF.

The design brief for Grafanola was driven by the client's high aesthetic vision and the desire to preserve the original fabric and structure of the building. The raw fabric of the building and the subtle colour scheme was further enhanced by the golden light fixtures. The client's attention to detail is visible throughout the entire project.

We asked our technical engineer, Robert Lees: What was the most challenging aspect of the project?

“ It was all about meeting the client's expectations on the finish of the luminaires.  All golden fittings had to be a perfect match,  and what we delivered is totally spot on.

Bespoke commercial lighting

The golden linear lighting is the main feature of this contemporary office design.  The golden fittings are based on the standard suspended lighting Rio Suspended. These have been then powder coated with golden paint (RAL 1036). Powder coating light fixtures is a standard process when trying to match the finish with the rest of the luminaires supplied in the project.

Office Floors

Aesthetically, all floor plates are visually identical, all using suspended linear lighting as the general lighting.  The suspended lighting systems have been supplied in one standard length, all fitted with a microprismatic diffuser and DALI controls. 
The Bellart surface mounted in golden finish was used in the back of the house areas and toilets. The 55 mm diameter Bellart is popular size for bathroom and changing room lighting.

In the staircase areas, the Talla wall-mounted was used throughout the entire building. Talla's timeless design and high aesthetics enhance the development's premium look and feel.

 

The scheme uses 4000K colour temperatures and high CRI throughout. All suspended led linear lighting was supplied in a contemporary Pearl gold finish (RAL 1036) to match the RAL finish of the architectural can style fitting, the Bellart. All fittings are DALI- dimmable with PIR  and simmtronic controls.

All types of emergency lighting were also supplied following the emergency lighting design. This included integrated emergency lighting for the main office space and back of the house areas, emergency exit signs and emergency bulkheads.

The lighting for this stylish CAT A+ project was delivered at the end of 2022, for the project completion in 2023.  The final result is a forward thinking and contemporary CAT A+ scheme flooded with daylight and designed with sustainability at its heart. As our largest project to this date, we are very proud to have been part this fantastic redevelopment.
