Originally built as Sunday school and later used as a nightclub, this unique Edwardian building has now been refurbished to its former glory. Boasting beautiful brickwork throughout and retaining its original features, the building offers an attractive workplace for creative tenants.
Enjoying a prime location and high ceilings, 1 Cross York Street now offers a top-class office accommodation to its occupiers.

We were approached by the property developer Urban Edge Group in November 2016 with the first phase of the project. The brief was to re-purpose the space into a modern workplace, creating a flexible and comfortable office accommodation, attractive to future tenants whilst following the CIBSE SLL guidelines.
The ground floor studio is occupied by the architectural practice Cartwright Pickard. Our team worked closely with the architect and Urban Edge to deliver a contemporary scheme to a timescale and budget. The first floor studio and mezzanine is now occupied by a creative agency Ponderosa with its 35- strong team.

The design approach was dictated by the industrial heritage of the building. Our team worked closely with the designers at Urban Edge making sure the client would benefit from an efficient and well-lit space. The client was also very involved in the final design. We supported the client and the developer with product specification, lighting design, and calculations. 3D visuals were created to help the client to visualise the space.
The scheme is set to achieve the lux levels compliant with the CIBSE SLL lighting guide.
In the open office at Ground floor, the performance driven office luminaire Lopen Suspended was used for general lighting. The matte black finish of the linear profiles works well with the exposed brickwork and the original features, giving the scheme a contemporary look.
Lopen suspended was used throughout the space to keep the continuity of the design. The Lopen offers outstanding efficiency and high visual comfort.
On the ground floor, 5 halo fittings RYDAL Suspended were used with a custom 5m suspension kit to visually enhance the industrial feel of the space. The Rydal were specified at 950 mm diameter in matte black finish. The regular pattern of the design is playful and give the scheme a contemporary twist.
In the meeting rooms and board room, the class leading OKA Suspended was used. Designed with attention to detail, the OKA will impress the purists with clean lines, homogeneous light and a proportionately designed suspension kit. With its 60mm deep frame and wide body, the OKA defines architectural spaces and workspace, making a visual presence even when switched off. It's also a popular choice for low glare lighting.
The smaller meeting rooms and the printer zone were designed with TEIGN Suspended. Minimalist and slim, the square suspended Teign is a perfect lighting solution for a wide range of contemporary architectural spaces. Its high efficiency make Teign a popular office luminaire.

The final result is a playful Cat B scheme that contributes to a comfortable working environment and creative vibe.
A FEW WORDS FROM THE PROPERTY DEVELOPER
BEN CHESTERFIELD, DIRECTOR AT URBAN EDGE GROUP
WHAT SORT OF LOOK WERE YOU AFTER?-
Contemporary, stylish and functional.
HOW DID YOU CHOOSE TO WORK WITH US?
knowledgeable and great products.
WOULD YOU USE US AGAIN?
Yes, we did use some alternative lighting but had a few technical issues – so well done 299!
A FEW WORDS FROM PONDEROSA’S GROUP DIRECTOR – STEVE HENRY
What did you expect from the lighting, and are you happy with the results?
“We moved into a new renovated space, that had been re-developed to exposure brickwork and the industrial elements of the building. We are an advertising agency and our working space is major selling point of our business. We needed to create a lighting solution that had huge impact, was sympathetic to the building and worked for all of our staff. The guys at 299 proposed a superb solution, both in terms of spec and design. We couldn’t recommend their service highly enough.”
From initial project brief through to delivery.
5 Rydal Suspended's were used on the ground floor
